Executive Summary
Sterling represented the owner across architectural, engineering, and construction phases of a new residence — reporting only to the client.
Challenge
An owner building a primary residence in a jurisdiction with among the most rigorous municipal design review in the country, without local presence to manage the team.
Leadership
Sterling acted as the owner's construction representative — reviewing drawings, scopes, contracts, and pay applications, and attending ARCOM and building department meetings on the owner's behalf.
Outcome
The owner received a single, independent report on cost, schedule, and quality throughout — and a delivered residence resolved to the standard set at day one.
Architecture
Palm Beach regency. Delivered by an independent architect; Sterling engaged as owner's representative, not builder-of-record.
